Slated for completion in April, the facility will include 315,000sf of warehouse and 20,000sf of administrative office space with 42-foot ceiling heights, 40 tailboard loading docks, LED lighting and solar panels. The new facility will be the first industrial building in Old Bridge exceeding 130,000 square feet to be built since the mid-1970s.
The design also includes 40 loading bays, 10k SF of office space with 10k SF designed for a future mezzanine and well as a 2,000 SF break room.
The 42 Acre site has an abundance of wetlands, allowing for 19 acres of buildable area. This required a wetlands investigation, survey and LOI application and approval with the DEP.
Using a proprietary front-end process to evaluate the site and the building needs, the Design/Build Team was able to mitigate the risk of uncertainty associated with the site. This allowed the Team to establish a scope of work and establish a fixed project cost before design development.
