The new 1,000,000 sf facility replaces the Company’s existing facility in Delaware and is owned by NFI, a supply chain solutions provider headquartered in Cherry Hill, NJ. Working as part of a collaborative team to provide supply chain and real estate solutions, NFI choose ARCO design/build to construct a build-to-suit facility.
ARCO Team was given the challenge to complete the design and construction of the 1Msf building in 10 months, in order to meet the critical move-in date for Five-Below. Working against severe winter weather, the Team had to develop a plan to accelerate the preconstruction and to get the building enclosed.
Using ARCO’s accelerated design/build methodology, the team worked closely with NFI, Five-Below, and the Conveyor and Racking vendors, the team was able to make early-stage design decisions. Through a constructability analysis of the early design the team identified areas of work to be accelerated. For example, the team specified an innovative roof membrane system that allowed for installation in cold temperatures while improving quality control. As the design progressed, construction solutions were engineered to accommodate the specific needs of the specialty racking system and to accommodate the specialized conveyor system.
ARCO provided design and construction service for this 1,045,000 square-foot tilt-wall building that provided for 36’ clear height warehouse space, 186 dock positions, and ESFR sprinkler system and 17ksf of office.
